Timber vs Plasterboard: What Architects and Specifiers Need to Know Before Choosing Wall Linings

Plasterboard is the default. It’s cheap, it’s fast, every trade on site knows how to install it, and nobody questions it on a spec sheet. But default doesn’t always mean best, and a growing number of architects are specifying timber wall linings instead for projects where performance actually matters, not just budget.

So what’s the real difference once you get past the surface look? Let’s go through it properly, because the decision affects a lot more than aesthetics.

Durability and wear

Plasterboard has a well known weakness. It dents, chips, and punches through fairly easily, especially in high traffic commercial spaces like corridors, waiting rooms, or anywhere trolleys and furniture get moved around daily. Repairing plasterboard damage usually means patching, sanding, repainting, and hoping the colour match holds up under different lighting. It’s not a disaster, but it’s an ongoing maintenance cost that specifiers sometimes underestimate at the design stage.

Solid timber linings handle impact very differently. A quality timber panel system takes knocks without the same catastrophic failure plasterboard shows. Scuffs happen, sure, but the material itself stays structurally sound, and a good prefinished coating resists marking far better than painted plaster. For aged care, education, and hospitality projects where wear and tear is constant, this alone can justify the cost difference over the building’s lifecycle.

Some systems go a step further on durability too. The Modulo range, for example, is available in a moisture resistant option as well as a fire rated version, so specifiers aren’t forced to choose between impact resistance and compliance requirements on higher risk projects.

Acoustic performance

This is where the gap really widens. Standard plasterboard on its own does very little for sound control. It’s a flat, reasonably dense surface, but it doesn’t absorb noise, it just reflects it back into the room. Achieving genuine acoustic performance with plasterboard means adding separate insulation layers, resilient channels, or acoustic sealant details, which adds cost and construction complexity that a lot of budgets don’t account for.

Timber acoustic systems, on the other hand, are often built with sound absorption baked directly into the product. A perforated or slatted timber surface over an acoustic scrim backing can achieve a solid NRC rating straight out of the box, no additional buildup required. For any project with open plan layouts, hard floors, or high ceilings, that’s a genuinely significant point of difference, and it’s one specifiers should be asking product reps about directly rather than assuming plasterboard with insulation batts will get the job done.

Fire compliance

Here’s where things get a bit more nuanced, and honestly a bit misunderstood. Plasterboard has a long, well documented history in fire rated construction, and for good reason, gypsum board performs predictably under fire testing. That reputation isn’t wrong.

But timber has caught up more than most specifiers realise. Modern fire rated timber lining systems are tested and certified to meet the same compliance standards required in commercial builds, aged care facilities, and multi residential projects. The key is making sure whatever timber product you’re specifying actually has the fire testing documentation to back it up, rather than assuming timber automatically fails a fire brief. A lot of the hesitation architects have here is outdated rather than accurate, honestly.

Sustainability

This one used to favour plasterboard by default too, mostly because timber sourcing had a bit of a reputation problem. That’s shifted a lot. Timber from certified, sustainably managed forests, backed by PEFC or FSC certification, gives specifiers a genuinely renewable material option, something plasterboard simply can’t claim in the same way given its manufacturing process and reliance on gypsum mining.

Clients chasing Green Star ratings or NABERS targets are increasingly looking at material sourcing as part of the overall building assessment, not just energy performance. Sustainably certified timber linings tick a box that plasterboard structurally cannot, which matters more each year as sustainability requirements tighten across commercial and institutional projects.

Cost in use, not just cost upfront

Plasterboard wins on upfront material cost almost every time, no argument there. It’s cheap, it’s quick to install, and trades are familiar with it, which keeps labour costs down too. If you’re purely comparing quotes line by line at tender stage, plasterboard looks like the obvious choice.

But here’s the thing that gets missed in a lot of value engineering conversations. Cost in use tells a different story. Add up the repainting cycles, the patch repairs, the acoustic retrofits that get added later because the original brief underestimated noise complaints, and the gap narrows considerably over a ten or fifteen year building lifecycle. Timber’s higher upfront cost often gets absorbed by lower maintenance frequency and better long term wear resistance, particularly in commercial and institutional settings where the building gets used hard every single day.

So which one should you actually specify?

Honestly, it depends on the brief, and anyone telling you one material wins in every scenario is oversimplifying it. Budget driven residential fitouts with low traffic and no acoustic requirements probably don’t need to justify timber’s premium. But commercial fitouts, hospitality venues, clubs, schools, and aged care facilities, anywhere durability, acoustics, and long term maintenance actually matter, timber linings start making a much stronger case the moment you look past the initial quote.

The smartest approach is treating this as a performance comparison rather than a style choice. Ask for NRC ratings, fire compliance documentation, and maintenance data side by side, not just finish samples. A well specified timber wall system can outperform plasterboard on nearly every metric except day one cost, and for a lot of commercial projects, day one cost isn’t actually the metric that matters most.

Specifiers who get this comparison right early tend to avoid the awkward conversation two years later about why the corridor walls already look tired and why the open plan office is still too loud. Both problems are solvable at the material selection stage. It just takes asking the right questions before the tender goes out, not after the building’s already occupied.
